The six-story building has a leasable area of approx. 5,000 m², which means the building is more private, quiet, and cozier than conventional large commercial buildings. There is a parking lot for 44 vehicles under the building.
The sixth floor of the commercial building is particularly representative - its tenants can enjoy the luxury of 50 m² and 70 m² terraces - coffee breaks in the fresh air, sunshine, beautiful views, and the opportunity to share all this with guests.
The cuts made to the overall compact volume of the building reduce the depth of the building. Tall windows also ensure natural light in the middle of the building. Views of the harbor area and the old town open up through the spacious windows. Horizontal and vertical sunscreens protect the facades from the summer sun.
The commercial building Explorer officially became the most environmentally friendly in Estonia. The commercial building was awarded the LEED Platinum energy-efficient building certificate, officially making it the greenest building in Estonia.
LEED certification (Leadership in Energy and Environmental Design) is an internationally recognized certification system developed by the US Green Building Council (USGBC). No commercial building in Estonia had reached the Platinum certificate, which represents the highest level.
The building uses the latest technological solutions. Automation controls both radiators and cooling and eliminates irrational energy consumption. All the most critical technical systems can be remotely monitored and controlled. The ventilation of the office spaces is divided according to the points of the compass, north and south, so the ventilation gives more than 50% of air to the sunny side of the building. The result is reasonable energy use and an excellent indoor climate.
